Flat roofs are the least expensive, in terms of the installation and ongoing maintenance. The material is relatively inexpensive and easy to install. Most flat roofs are a type of rolled roofing, using rubber, EPDM, TPO or bitumen. However, the average lifespan of a flat roof is only 10-15 years, much less than the other roofing options.

Although flat roofs do drain, they lack drainage and water may accumulate, which can lead to the material deteriorating and ultimately causing leaks. However, water pooling and leakage can be avoided with proper installation and maintenance.

Repair often consist of cutting through damaged membrane to remove moisture within, peeling the layers of cut membrane and applying roofing cement where the leak is found and resealing the cut.
